  1. 1 Enter property purchase price and available equity deposit.
  2. 2 Specify the borrowing interest rate (Sollzins % p.a.) and initial Tilgung rate (% p.a.).

  4. 4 Review your monthly annuity payment, total interest paid, and remaining debt at end of term.

Questions

What is initial Tilgung in a German mortgage?

Anfängliche Tilgung is the percentage of the initial loan amount repaid towards the principal in the first year. German banks typically recommend at least 2% to 3% p.a.

What happens at the end of the Zinsbindung period?

When your fixed-rate term ends, you either repay the remaining debt (Restschuld) in full or negotiate a follow-up financing agreement (Anschlussfinanzierung) at current market interest rates.
